• There are two sides to a Settlement, the Buyer and the Seller each party requires a Settlement Agent.
  • When you have sold or purchased a property a Settlement Agent should be appointed to Act on your behalf. We can do the Settlement for you!
  • A contract may contain conditions for example it may be subject to the Sale of another property or Subject to finance .  This is called a “Conditional contract”. Your Settlement Agent will ensure that all these conditions are met before proceeding to Settlement.  We will do that!
  • If the property has been sold and you have a Mortgage over the property a Discharge of Mortgage must be requested.  We will do that!
  • If the Title is clear you must locate the Title and forward to your Settlement Agent prior to Settlement.  If it has been lost or destroyed an Application for a replacement Title must be made.  We can do that!
  • If you are Buying a property you will need to arrange finance with a Broker or Bank they will advise us once the finance is approved.
  • When the property is “Unconditional” you can proceed to Settlement. We will prepare all the necessary documentation, and advise the Local Authority, Water Corporation and State Revenue (Land Tax) by Electronic Advice of Sale when Settlement will occur.
  • We ensure that Residential Properties comply with current Legislation regarding RCD’s and Smoke Detectors.
  • We will Liaise with your Bank and provide it with copies of documentation that is  required to ensure that your New Mortgage or Discharge is ready by Settlement Date.
  • Under new Legislation Sellers need to provide 100pts of ID we can be the identifier.
  • Settlement can then be booked with the other Settlement Agent and Bank we will attend Settlement on your behalf.
  • On completion of Settlement all outstanding Rates + Taxes are paid and any Real Estate Agent commissions etc. We do that
  • Congratulation  Settlement is now Complete.
