Understanding Settlements
  • As a vendor you need to keep the property insured up to and including the settlement date.
  • Certain institutions and authorities need to be advised of your forwarding address. We will provide you with a check list so that you don’t get caught out.
  • A ‘Discharge of Mortgage’ must be supplied on settlement date if you’re selling a home. We’ll explain what needs to be done.
  • You’ll need to provide a Certificate of Title if your property is Freehold.
  • As a purchaser you need to organise a copy of your finance approval. We’ll tell you how.
  • Before your mortgage documents can be organised, a Land Transfer has to be prepared and signed, and a copy sent to your lending institution. We can do it all for you.
  • When purchasing a new property there are numerous authorities such as Alinta Gas and Western Power to be notified, water meters to be read, and insurance to be organised. We’ll give you a complete check list so you won’t be caught out.
  • If you purchased vacant land the Ratings Authorities and Land Tax Department needs to be advised when you build and move into your new home. We’ll tell you how.
